The Details
Location of issue:
The area above the kitchen is experiencing significant water ingress, visibly leaking through the light fittings. This severe water intrusion necessitates the implementation of concrete flat deck waterproofing measures to prevent further damage and ensure the structural integrity of the building. The affected area, measuring approximately 30 square meters, is currently experiencing water pooling, indicating a
substantial breach in the existing waterproofing system. Water pooling above the kitchen poses a serious risk to the structural integrity of the building and to the safety and functionality of the kitchen itself. There is a significant potential for electrical hazards, mould growth, and the degradation of kitchen fixtures and appliances. Therefore, it is crucial to immediately implement effective flat deck waterproofing measures to mitigate these risks and restore the functionality and safety of the kitchen area.
Concrete flat deck waterproofing is crucial in South Africa’s diverse climate. It protects structures from water damage and ensures their longevity. Common waterproofing methods include bitumen membranes, liquid-applied coatings, and fibreglass-reinforced systems. These create a barrier against water infiltration, preventing leaks, moisture damage, and structural deterioration.
The choice of waterproofing system depends on factors such as the building’s location, climate, and specific requirements. Regular maintenance, including inspections and repairs, is essential to maintaining the waterproofing’s effectiveness and preventing costly damage. Building owners can protect their structures and ensure long-term durability in South Africa’s challenging environment by investing in proper waterproofing.
Scope of Work:
- Correct deck fall so that water does not pool
- Correct Deck imperfections so that Torch-On can fully bond to the substrate.
- Apply a Cementitious system of latex and cement to entire deck area to create a bond for the bitumen primer.
- Repair all uneven sections of concrete as torch-on needs a smooth surface to fully bond.
- Apply bitumen primer to entire surface area.
- Heat fuse a 4mm torch-on to the entire area including parapets.
- Waterproof into outlet to prevent any water from penetrating this area.
- Coat all Torch-on laps and seams with Liquid Plastic.
- Overcoat entire area with Bitumen Charcoal Paint as per existing colour, per clients request.
- We normally use Bituminous aluminum silver paint which provides UV protection.
